What Are the Costs of Owning a Holiday Home?
1. The Holiday Home Itself
Your largest upfront cost is the holiday home you choose. Prices vary based on size, age, specification, and overall style.
At Coast & Country Parks, options range from:
- £21,995 for pre-owned starter caravans
- £200,000+ for premium, high-spec lodges with panoramic views
We’re committed to offering honest advice to help you find a holiday home that suits both your lifestyle and your budget; without pressure and without hidden extras.
2. No Additional Purchasing Fees
There are no extra fees when buying a holiday home with us.
This means:
-
No Stamp Duty Land Tax (SDLT)
-
No solicitor fees
-
No estate agent fees
You purchase directly through the park, and your sales pack is a legally prepared document produced by our regulatory body HARPA (Holiday and Residential Parks Association).
3. Pitch / Site Fees
This will be your main ongoing cost each year. We provide a clear, transparent breakdown so you always know exactly what you’re paying for and why. Typical site fees range from £3,500 to £5,500+, depending on your chosen pitch and park.
Your site fees contribute to:
- Your pitch location
- Park maintenance and landscaping
- On-site security
- Street lighting and safe pathways
- Waste and recycling facilities
- The peaceful, beautifully maintained setting our parks are known for
Pitch fees increase annually with inflation, as recommended by HARPA. This ensures fair staff wages, high park standards, and the upkeep of our peaceful natural surroundings.

7. Maintenance & Safety Checks
Holiday homes are relatively low-maintenance, but a few essential checks are required to keep them safe and compliant:
- Annual gas safety check
- Electrical inspection every 3 years
- General upkeep, such as gutter clearing and minor repairs
We offer guidance and support so you understand exactly what’s needed to care for your home.
8. Depreciation
Holiday homes do depreciate over time. As a guide:
- 10–20% depreciation is typical in the first year
- Depreciation slows in the years that follow
This is why we emphasise holiday-home ownership as a lifestyle choice rather than a financial investment.
