We sat down with John Mardon – one of Yellow Sands Holiday Park’s longest-standing owners – to find out what keeps him returning to the Somerset coast, season after season, for nearly two decades!

John Mardon has been a holiday home owner at Yellow Sands Holiday Park in Brean, Somerset for 18 years – and this is his second van on the same site. What started as a getaway became a way of life, filled with memories he wouldn’t trade.

“It’s an hour and a quarter drive for me down here. If the weather’s nice, I can just jump in the car and drive down – independent. It’s a change from the humdrum back home.”

That ease of access, combined with the 10-month open season at Yellow Sands, means owners like John can make the most of the park well beyond the summer rush.

Ownership That Supports a Fuller Life

“I’m into my ninth year of recovery from a stroke. I’ve got to try and keep my fitness up and get my movements back. So yes, I do try every morning to walk on the site, weather permitting.”

Are there any other costs or fees when purchasing a holiday home?

No! There are no fees or costs when purchasing a holiday home, like solicitors or estate agents fees. The entire sales process is handled directly by the team on park.

Could also add that all caravans are priced sited, connected and with decking included (unless otherwise stated).

Is it subject to Stamp Duty?

No, because it is a holiday home and not a residential property, it is SDLT exempt.

What are site fees?

Site fees are an annual charge when owning a holiday home that assist with the smooth running of the holiday park. They cover things like the security and maintenance of the grounds and waste management.

Do Site Fees Increase over-time?

Our pitch fees only increase in line with inflation annually, in accordance with our Trade Association, HARPA. For the 2026 season, our average increase in annual pitch fees across our parks was £140.

What are the ownership running costs?

Your only costs to ownership are your utilities and insurance. We also offer WIFI as an additional cost, but it is completely optional if you don’t want it.

How do the utilities work when it comes to ownership?

This is also in accordance with our trade association and Ofgem, we can only recharge our owners for utilities at the same rate we are charged by our energy suppliers. You are only ever charged based on your usage and meter reads…

Do I need to pay council tax?

No! Council tax is not applicable to holiday homes on holiday parks, and the equivalent business rates the park pays are included in the annual site fees.

Do I need a separate TV License?

No, this will fall under your primary residential property.

Can I stay on park before buying, similar to ’try before you buy’?

Absolutely, in most of our parks, we have holiday lettings. We would recommend coming for a holiday with us first, to make sure this is the perfect holiday home and holiday park for you.

Can I rent out my holiday home?

Your friends and family are more than welcome, but it cannot be a holiday let. We offer a quieter atmosphere on holiday parks, with familiar faces of other holiday home owners. If all owners could sublet, we wouldn’t be able to guarantee that all owners could manage their guests as well and respectfully as each other. This also allows us to keep our site fees lower. If there were more owners renting out their holiday homes, we would need to have a bigger team, which would increase your site fees.

What costs are there if I decide to sell?

There are no upfront costs when selling for things like marketing. Our commission for selling your holiday home is only due once the sale has been completed.
